How to Read Your Home’s 6 Most Common Structural Signals

Signal 1: Soft or Spongy Spots in the Floor
A soft spot, an area where the floor gives slightly underfoot in a way the surrounding area does not — indicates that the subfloor material below that point has lost structural integrity. The most common causes:

  • Water damage from a slow plumbing leak (supply line, drain, toilet wax ring, or shower pan) that has saturated and softened the OSB or plywood subfloor
  • Pest damage, typically from subterranean termites that consume the wood from the inside, leaving a hollow shell that compresses underfoot
  • Dry rot from long-term moisture exposure in poorly ventilated crawl spaces, particularly common in older California homes

What to do: press the soft area firmly with your foot and note how far it deflects. A deflection of more than 1/4 inch is a red flag.
